Closing Day
If you have come this far, then this means that it is almost time for a congratulations, but not yet. Do not forget to tie up these loose ends:
Attend the Final Walk-Through.
It’s the morning of your closing day! We will meet at your new home to walk through and make sure the sellers have moved out, that any requested repairs were completed and that your new home is in the same condition we last saw it in. We will then tell your Attorney that the house is as expected and can proceed with closing.
Transfer Utilities.
Connect with your Realtor about what utilities to transfer into your name, including septic/sewer, heat, electricity, and water. Now is also a good time to set up cable and Internet if needed, and to change your address with the USPS.
Be Prepared.
We are ready to assist you should an unforeseen glitch pop up, even at this last stage. Something at the property breaks down, or some other minor detail – no need to worry. We have encountered these problems before so we know how to handle them efficiently and in a stress-free manor.
Closing.
Final closing documents are signed with your Real Estate Attorney and any remaining down payment and closing costs are delivered by a check or wire transfer. Closing disclosures from your lender provide the final details about your mortgage loan, including loan terms, projected monthly payments, and closing costs. You will receive this at least 3 days prior to closing, for your review. Plan to be with your Attorney for 30-60 minutes to sign all required documents.
