8 Things to Do During the Listing Appointment

Every Realtor does things differently, but we have our listing appointments down to a science. Our team has helped over 350 sellers and have sold over $400 million in sales, so you could say we know a thing or two! When you request a listing appointment with one of our licensed Realtors, expect to spend at least one hour with us. Here are 8 more things to expect when you schedule a listing appointment with us:

      1. Walk through your home with buyer’s eyes

One of the first things we’ll do during the listing appointment is request a tour of your home so we can get an idea of the floor plan, condition, style, unique features, and potential things to repair. This walk-through will also help fine-tune the listing price range we have in our mind now that we’re seeing your home in person, and it may help you see your home through a different lens. Pretend you’re a buyer looking at your home for the first time – what stands out? Are there any rooms that could use a refresh or new paint? Are there any things to add to your to-do list? We can help figure out what makes the most sense depending on your situation and timeline, and will get the highest return on investment.

      2. Decide what stays and what goes

In most home sales, anything that is permanently fixed to the wall stays with the home. This means lighting fixtures, curtain rods, and built-ins. However, things can be negotiated, and as the seller, you have a say in what goes. We’ve had sellers take washers and dryers, chandeliers, and even trees with them! If you have something in mind that you’re not sure should stay or go, now is the time to inquire.

      3. Review the comparative market analysis packet

Our Realtors always prepare a detailed home valuation and market analysis for every listing appointment, and it’s something we share with you so you can review it after we leave. In the packet you’ll find comparable homes and listing pictures, a listing price range, who we think your ideal buyer may be, information about your home and the neighborhood, as well as past examples of our marketing collateral that is unique to our team, and listing paperwork. This will all be left with you to review.

      4. Go over listing paperwork, property disclosures, and other documents

We bring blank listing paperwork to every listing and are happy to answer any questions about it! You certainly do not need to sign anything right away, but it’s is a great opportunity to review the listing paperwork, discuss commission, timelines, questions about property disclosures, and more.

      5. Interview the listing agent

This Realtor you connected with stood out to you for a reason, but what else do they have to offer? Once you both sign listing paperwork, their fiduciary duty is to you as the home seller, so you want to make sure you are both on the same page about pricing, showings, and marketing. Are they qualified? How many homes have they sold? Do they work with a team or as a solo agent? How will they market your home?

      6. Ask questions about pricing, marketing, and how showings and open houses will work

Now is your time to ask the nitty gritty questions – how will your home be presented online? When will the photoshoot be scheduled? When will your home be listed? What will your home be listed for? How did your Realtor get to that number? Are there any items that need to be fixed before going live? This is the perfect conversation to have to decide what works best for you and if you’re going to work with us (and we hope you do!).

      7. Pull your paperwork

Pull items like a survey, last tax bill, year of utility costs, by-laws if you live in a condo, and your mortgage payment amount. Now is also a great time to compile a list of home updates with the year you completed them, such as new appliances, new roof or siding, new windows, new paint or other improvements. If you choose to work with us, we will ask you for these items which we use in our marketing.

      8. Have an idea on your timeline: what you want to net, where you’re going, and when you need to be there

Do you need to sell your current home in order to buy a new one? Are you planning on relocating? What’s your plan and how can we help you get there? How can we position your home in the current market, or does it make sense to list during a different season? The more we know, the better we can help you! We also have plenty of experience helping sellers buy a new home at the same time they’re selling their current home. If you’re moving out-of-state, we can refer you to a trusted agent. If you’re thinking of renting, we can help with that, too!

Listing presentations are a perfect opportunity to get to know each other and see if we’re the right fit. We would love the chance to show off our experience, expertise, and what sets us apart from the competition! Reach out to one of our Realtors:
