Behind the Scenes of our New Construction Townhouses in Fairfield, CT

Real estate is the long game, especially when it comes to new construction listings. When Sarah Pritchard’s friend reached out to her with an opportunity to list two townhouses along Black Rock Turnpike in Fairfield, we were excited to be there from the beginning. Sometimes new construction listings change listing agents a few times, or builders only contact a Realtor at the end-stage of construction, or Realtors aren’t involved or able to pre-market new construction listings. This was not the case at 148 Roseville Street and 152 Roseville Street! We were there from the beginning, eagerly awaiting the duplex-style townhouses on the corner of Roseville Street and Black Rock Turnpike.

I remember driving along Black Rock Turnpike in early 2024 and seeing a big pit, where a house used to sit. Over the next few months, I would drive past while running errands or going to the office, always taking a peek at the new building.

Our team popped in every few months to see the progress too. Both townhouses spanned almost 3,000 square feet, had partially finished lower levels, two car attached garages, fenced-in yards, electric fireplaces, second floor laundry closets, gorgeous kitchens with stainless steel appliances and an oversized island, and a primary bedroom suite with a walk-in closet and spa-like bathroom.

One of my favorite parts was getting to market this home in creative ways! We featured the gorgeous kitchen details, posted a Princess Diaries-inspired before-and-after video, and even our summer intern got to see the progress!

We had listed both “lots” in the summer of 2025 at $975,000, a price we knew was steep for the location. Construction was about 90% done, with finishing touches being done every day – paint touchups, chandelier installations, mirrors hung, sod installed, mailbox installed, things like that. We held a few open houses and brokers open houses, but did not have a lot of interest. We hired our photographer to retake interior and exterior photos now that the grass was green and the inside of the house looked more complete.

We also relisted it at a new price that reflected the market. Both townhouses were listed for $899,999. Within two weeks, we received offers!

148 Roseville Street sold for $903,000, and 152 Roseville Street sold for $885,000.
